Full HVAC Replacement & BMS Upgrade

Project Overview

Smart CI Group were appointed by Equans to deliver a comprehensive HVAC replacement and Building Management System (BMS) upgrade for a live operational facility. Acting as Principal Contractor, we managed the project from initial design through to final handover, successfully completing all works during a complete building shutdown, with no extensions to the deadline.

This project demonstrates our ability to deliver highly technical M&E upgrades within strict timeframes, ensuring full compliance, safety, and system performance across critical building environments such as courtrooms and custody suites.

Scope of Works

Design & Pre-Construction

Completed full HVAC design, including airflow rates, heat gain calculations, services coordination, and equipment selection.
Liaised with Red Engineering, Equans’ incumbent consultant, for design review and approval.
Conducted a valuation survey of existing services to assess the condition and integration requirements.

Access & Enabling Works

Supplied and managed scaffolding, including plant hoisting and access/egress for roof-level works.
Provided full site setup, including welfare facilities, security, signage, and waste disposal management.

HVAC Installation & Commissioning

Removed all existing Air Handling Units (AHUs) and associated ventilation and electrical systems.
Installed four new large Swegon AHUs serving all courts and custody suites, complete with DX air conditioning.
Installed all associated ventilation services, with thermal insulation and air balancing for system efficiency and compliance.

Electrical & BMS Works

Installed a new plantroom electrical service, including:
- BMS panel
- AHU and DX air conditioning connections
- Local power and lighting supplies
Delivered a full BMS upgrade, providing complete control integration for all new plant.
Supplied and configured a BMS supervisor head end for building-wide system monitoring and management.

Compliance & Handover

Acted as Principal Contractor, submitting the F10 notification and ensuring full CDM compliance.
Provided full-time SMSTS-qualified management throughout the project.
Engaged a third-party health and safety auditor to ensure independent compliance verification.
Conducted final client witnessing, system testing, and submitted complete O&M manuals for handover and certification.

Project Delivery

Despite the challenges of a complete building shutdown, Smart CI Group successfully managed all logistics, coordination, and safety requirements to deliver the works on schedule and to specification. Close collaboration with Equans, Red Engineering, and all stakeholders ensured seamless project execution with no disruption to critical post-shutdown operations.
