Smart CI Group were appointed by Monarch Chemicals to deliver a full site redevelopment project, managing every stage from concept design through to handover. Acting as principal contractor, our team provided comprehensive design, project management, demolition, construction, and compliance services to transform the site with two new purpose-built warehouses.

Scope of Works

Pre-Construction & Design

Completed architectural drawings for the new warehousing facilities.
Submitted planning applications and liaised with the local planning officer throughout approval stages.
Appointed and coordinated an independent Building Control Officer (BCO) for the development.
Delivered structural design services covering both civil engineering and building structures.

Project Management & Compliance

Acted as Principal Contractor with full F10 notification.
Provided SMSTS qualified site management for the duration of the works.
Delivered site welfare facilities, security, signage, waste disposal, and full site setup in line with health and safety requirements.

Demolition & Enabling Works

Carried out R&D asbestos surveys to ensure compliance.
Completed the demolition of two existing warehouses, including asbestos removal by licensed specialists.
Delivered a full civils and groundworks package to prepare the site for redevelopment.

Construction & Installation

Managed the erection of two new steel portal frame warehouses.
Installed complete mechanical and electrical (M&E) packages across both facilities.
Coordinated inspections and obtained building control sign-off and certification.

The redevelopment project was delivered under full turnkey management, ensuring seamless coordination from planning to completion. By acting as principal contractor, Smart CI Group provided the client with a single point of accountability, streamlining communication and ensuring compliance with CDM regulations.
